Where the points usually come from
Every certificate carries its own tailored recommendations. In older Stoke-on-Trent housing stock, the same handful of measures tend to do the heavy lifting.
- Loft insulation topped up to current depth, one of the cheapest ways to gain points
- Cavity wall insulation where the construction allows it
- Low energy bulbs in every fixed light fitting, which costs almost nothing
- A hot water cylinder jacket, or a modern factory insulated cylinder
- Heating controls such as a room thermostat and thermostatic radiator valves
- Replacing an old, inefficient boiler when it is due anyway
Keep the paperwork for anything already done. If insulation cannot be seen or evidenced, the assessment has to record it as unknown, and an unknown scores lower than the real thing.
